Active listings climbed to five-year April highs in two of Greater Harrisburg’s three counties, signaling a sharp spring increase in homes for sale while buyer demand stayed firm.
Cumberland County inventory rose to 464 from 437 a year earlier, and closed sales there surged 22.4% year over year, underscoring that added supply has not stalled transactions.
Dauphin County listings increased to 482 from 377, while its median sold price rose 5.9% to $279,900, pointing to continued price support even with more buyer choice.
Perry County recorded 38 closed sales, up 11.8%, and average days on market fell to 31 from 69, showing faster turnover at the county level.
GHAR said median prices across most price bands have stayed relatively steady for three years, though upper-end homes are taking longer to sell and affordability pressures are weighing on lower-priced buyers.
