983 homes sold in Maine in April, up 15% from March and about 3% from a year earlier, marking the strongest month of 2026 so far after a slow winter start.
$410,865 was the statewide median sale price, pushing Maine back above $400,000 for the first time since November; the gain was 2.7% year over year, which agents called relatively sustainable.
Nearly 3,900 homes were listed statewide in April, up 18% from the prior month, but agents said supply still remains tight enough for desirable properties to draw multiple offers.
County data showed a patchy market: Cumberland stayed the priciest at $590,000, Aroostook was lowest at $150,000, Franklin posted the biggest sales gain at 30%, and Waldo the sharpest drop at 19%.
Nationally, existing-home sales slipped 0.3% while the median price rose about 1% to $422,300, with second homes accounting for 16% of purchases as remote and hybrid work continued to support demand.
