Tennessee rent markets see declines as Nashville remains priciest

Nashville tied for 29th nationally at $1,500 for a one-bedroom, while Knoxville ranked 65th, Chattanooga 67th and Memphis 91st in Zumper's 2026 survey.
Nashville was the only Tennessee city in the 30 most expensive US markets; its one-bedroom rent rose 3.4% monthly but fell 2.0% year on year.
Knoxville and Chattanooga posted annual one-bedroom declines of 3.3% and 5.0%, while Memphis fell 10.0%, even as US median rents rose to $1,508 for one-bedrooms and $1,895 for two-bedrooms.
