Freddie Mac said the 15-year fixed rate also rose to 5.64% from 5.58%, while the 30-year rate remained below 6.76% a year earlier.
The increase followed a rise in the 10-year Treasury yield to 4.39% from 4.34%, as the Federal Reserve held rates and Middle East conflict fuelled energy-driven inflation concerns.
