Beach Hut 7, a rebuilt timber-and-corrugated-iron cabin on Abersoch beach, has been listed at £200,000 and will go to best and final offers from 1 July.
The price is only £15,000 below last year's average Welsh house price, even though the freehold hut has no electricity or running water and carries about £800 a year in council tax.
Rhys Elvin said demand has already been strong because buyers technically own part of the beach, and right-side huts rarely reach the open market — there are only 17 there.
Abersoch's popularity with affluent holidaymakers helps support such prices: homes in the resort can top £1 million, and other local beach huts have recently been marketed for £150,000 to £200,000.
The listing lands in a wider debate over housing pressure in Gwynedd, where second-home controls have been contested in a county with Wales' highest concentration of such properties.
