Nearly 22.1 million square feet of industrial space had been absorbed by semiconductor-related companies across metro Phoenix by the end of 2025, according to the Greater Phoenix Economic Council.
TSMC’s Phoenix fabrication complex triggered the expansion, setting off demand that spread well beyond the Deer Valley fab area into Casa Grande, Buckeye, Mesa, Scottsdale and Tempe.
About three-quarters of active tenant demand in Phoenix now carries some manufacturing component, underscoring how chip investment is reshaping the region’s industrial market.
