Summary
Local agents said MoneyLion’s finding that Chattanooga homes are listed 17.8% above value overstates the market because it compares average home values with median listing prices.
MLS figures cited by Realtor Whitney Proctor show a tighter spread: median original list price was $360,000, median final list price $350,000 and median sold price $345,000 — roughly a 5% drop.
Greater Chattanooga Realtors said market conditions also vary sharply by geography and property type, making broad metro-level “home value” measures less useful than neighborhood-level sales data.
Inventory has risen to 4,057 homes from 3,336 a year earlier, agents said, giving buyers more room to negotiate on price, repairs and closing costs.
From January through April, the Chattanooga MSA median sales price was $355,000, up $10,000 year over year, while Hamilton County’s was $380,000, down $5,000.
