28,023 online-registered second-hand home deals were recorded in Shanghai in May, extending a three-month run of strong trading despite the five-day May Day holiday.
That total was the city’s highest in six years and second only to the roughly 30,500 transactions logged in May 2020, according to the Shanghai Real Estate Trading Centre.
S&P Global Ratings said Shanghai was the only Chinese city to post year-on-year gains in primary home prices in the first four months of 2026, supporting buyer confidence.
Primary home prices in the other three tier-one cities fell 2.3% to 5.3% over the same period, a gap S&P said points to stronger demand-supply dynamics in Shanghai and a faster recovery than most Chinese cities.
